When shopping for a new home, there are many considerations to be made. How big do you need your home to be? Do you want a home with independence that includes a backyard and garage? Are you leaning towards something with at least 3 bedrooms? Are you looking at a community with potential for you and your family? If you are looking for a number of these aspects, a single family home might just be the answer you’re looking for.

Within Calgary, there are many different kind of single family homes, but we will focus on three options: single detached, single front attached homes with lane, and double front attached. Let’s review what each is.

Single detached homes are generally 2 or 3 bedroom homes that range in size from 1200 to 1700 square feet. These homes can be bi-level, or two storey. They feature an exterior design that is high on curb appeal, and often include a front porch and parking in front of your home. These homes are built on a block with an alleyway, so your garage is a detached structure in the back. If you don’t mind walking outside to get to your garage, then a single detached house might be the right option.

Single front attached homes are usually 3 bedroom homes that range in size from 1400 to 1800 square feet. These homes feature a single car garage in the front of the home, while being on a laned block as well, so an additional 2 car garage can also be placed in the back. These lots are narrower, but have more usable space for the structure of the home, which leads to the increase in square footage. They are an appealing alternative to a condo or townhouse as they have greater privacy, while still being low maintenance.

Double front attached homes are larger, with 3 to 4 bedrooms, and range in size from 1800 to 2600 square feet. These homes are one level or two storey, and include either a double car garage, or 3 car tandem garage. They also have larger rooms, have upgraded features like five piece ensuite bathrooms, and extra areas like offices and bonus rooms. With no back lane, double front attached lots are often much larger, and have a bigger backyard area.

In all cases, garages are something to keep in mind, as they provide extra storage space, and protect your vehicles from the elements. They also range in size, so be sure to measure to find out which size works best for you and your needs.
