Stepper Standards for Copperfield

These standards form the benchmarks for quality at Stepper Custom Homes. Additionally, changes may be made to these standards, and these must be noted in writing on the new Home Specifications/Changes sheets and/or the Change to Contract addendum.

EXTERIOR FINISHES (finishes are subject to Architectural Control.)

Roofing: Cambridge 30 year shingles- standard colours.

Siding & corner posts: pre-finished vinyl- standard colours.

Garage door: 16'x 7' T-12 insulated maintenance free.

Front entry door: 3ft-6 panel insulated fiberglass c/w deadbolt, peephole & keyed knob lock.

Windows: All Weather Windows "Titan" Low E- Vinyl sliders & sealed unit picture - standard white.

Steps and/or porches: "Prestige Series" precast concrete or wood construction with outdoor wood to decking.

Sidewalk: 4' wide concrete to driveway.

Driveway: Steel reinforced, poured concrete, width of standard garage.

BASEMENT

Rebar: two double rows on full height exterior walls, one row on lesser height.

Dampproofing: Watch Dog

Weeping Tile: provided around house perimeter (as per grade slip).

Insulation: full height R-12 in 2" x 4" strapping.

8'1" basement wall height.

FRAME (to meet Alberta Building Code)

Floor system: pre-manufactured engineered joists.

Subfloors: 23/32" O.S.B., nailed, screwed & glued.

Interior walls: 2" x 6" or 6"x 8" (as applicable) studs at 24" o.c.

Exterior walls: 2" x 6" at 24" on centre c/w 3/8" O.S.B. sheathing.

Roof trusses: pre-manufactured and engineered on 24" o.c.

PLUMBING

Waterlines: i.e. PEX.

Exterior water services: once front, one rear with internal shut off valves.

Tubs: White fiberglass one-piece (no canopy) c/w ceramic tile to ceiling. Acrylic soaker in ensuite c/w ceramic tile skirt & decking (if applicable).

Showers: fiberglass one-piece, chrome doors c/w clear glass and ceramic tile to ceiling.

Vanities: standard drop-in china basin.

Vanity taps: twin chrome finish lever handles, shut-off valves under sinks.

Toilets: Dual Flush, standard white c/w shut off valves.

Kitchen sink with pull out faucet: stainless steel double, c/w shut off valves and Delta 470 faucet.

Laundry taps: minibox (i.e. Auto-washtrol) c/w drain (in upper floor only).

Water tank: Power Direct Vent - 50 US gallons.

Three piece rough in plumbing in the basement.

MECHANICAL (Heating and Ventilation)

Furnace: 92% High-efficiency, direct vent, forced air, sized to home size & heat loss calculation.

Thermostat: Honeywell - Digital, programmable, Energy Star w/ dual set back.

Humidifier: Drip style with Humidistat.

Hoodfan: 6" venting to code to a maximum of 180 CFM.

Fireplace: Gas direct vent c/w on/off switch and glass front - Fan included.

Passive heat recovery ventilator.

ELECTRICAL

Main Service: 100 amp c/w 48 circuit panel (location varies).

Stove & Dryer: 220-volt outlet each.

Structured wiring (Cat 5E RG6) fully terminated to a wire management distribution panel.

Security System: Roughed in.

Night switch: in master bedroom by headboard location.

GFI: bathrooms and exterior outlets.

Switches: Decora, colour white c/w Soffit plug and switch for Christmas lights.

Plugs: Decora counter plugs remainder standard duplex outlets, standard white.

Garburator: Roughed in.

Garage door opener with 2 controls.

Smoke Detectors: as per code with a CO sensor on each level.

Vacuum: roughed in for canister to be in garage with vent.

Lighting package: pre-selected with Fluorescent or LED bulbs.

Pot lights as per plan.

2" conduit from basement to attic.

INSULATION

Basement: R-12 batts full height.

Exterior walls: R-20, wood joints caulked.

Ceiling: R-34 blown-in and/ or R-35 batts in vaulted areas.

Spray Foam: Around windows, doors, garage to living area above & cantilevered areas.

INTERIOR FINISH

Shaker Style Maple or raised panel white (or equivalent) vanity & kitchen cabinets.

Maple wood capped pony walls.

3 1/4" Paint grade (white) baseboards. 2 1/4" Paint grade (White) casing around doors and windows.

Handrails: 1 3/4" x 3" Maple comes with Brushed Chrome handrail brackets.

Interior doors & bi-folds: 6 panel Colonist (textured) or 2 panel Carrara (smooth).

Pantry door - Paint grade smooth with 1/2" reeded glass insert.

Kitchen Tile backsplash: full height 12"x12" tile between upper and lower cabinets-standard colours/patterns.

Stained/lacquered woodwork in standard colours.

Schluter: Around all exposed tile edges. Metal - Satin Nickle.

Linoleum: Over Proboard underlay (glued and stapled)-standard colours.

Carpet: 40 oz. over 8 lb. chip-foam underlay - standard colours.

Countertops-kitchen & vanity: flat lay laminate with 1 1/4" laminate edge - standard colours.

Paint: 2 eggshell finish coats over 1 latex primer coat in standard colours throughout house.

Door Hardware: passage, privacy and deadbolts in Huntington Satin Chrome finish. Privacy locks on master bedroom and bath doors. Keyed knob lock and deadbolts on all exterior slab style entry doors.

Shelving: wire type c/w continuous rod in closets with MDF painted wall colour in pantry and open shelves.

Fireplace surround: Detail "D" with Maple Mantle and Columns.

Ceiling texture: Stipple.

Developer includes: Landscaping certificate, Shaw Package, 1yr Community Association Fee.

APPLIANCES

OTRMW: Black - 180 CFM Over the Range Microwave / Hoodfan.

Dishwasher: Energy Star - Black - 5 Level.

Stove: Energy Star - 30" black- self clean - glass top.

Refrigerator: Energy Star - Black - 20.6 cubic foot - frost free.
